Foundation Issue

This issue reared its head today.  The problem is that the house has a missing foundation underneath this entire gable wall.  Though it has never been there and apparently the house has experienced no ill effects of its missing, we need to install it for two reasons.

1. All foundation walls need to have some sort of footing. Originally being on an exterior wall it should have gone down 4' below grade.  Since it is now an interior wall we don't need to go down quite as far.
2. It was assumed to be there. and since the new garage floor will be 2 feet lower than the existing basement floor, without the foundation wall there would be exposed earth in the garage.

We are currently working up a change order for this cost and will let you know tomorrow. 6/1/12.
